We take care to keep the information on this site accurate and current, including rates, availability and descriptions. Even so, details can change, and we cannot guarantee the site is error-free or available at all times.

Photography is intended to show the property honestly. Furnishings, planting and outlooks change with time and season.

Bookings are made through our booking provider, not on this website. The rate, deposit and cancellation terms that apply to your stay are the ones shown to you during booking and repeated in your confirmation email. Those terms take precedence over anything on this page.

A booking is confirmed only once you receive that written confirmation from us.

Twin Tides is a private property in a quiet residential setting. We ask that you treat it, and our neighbours, with care:

• The property is for the number of guests named on the booking. Please talk to us before bringing additional visitors.
• Please keep noise down at night, particularly outdoors.
• Smoking and vaping are not permitted indoors.
• Events and functions need to be agreed with us in advance.
• Pets are by prior arrangement only.

Guests are responsible for any loss or damage beyond fair wear and tear that occurs during their stay.

To the extent the law allows, Twin Tides is not liable for loss, damage or injury arising from your stay or from your use of this website, except where caused by our negligence. Nothing in these terms limits your rights under the Consumer Guarantees Act 1993 or the Fair Trading Act 1986 where those apply.

This site links to our booking provider and may link to other services. We are not responsible for the content or privacy practices of sites we do not operate.

The Twin Tides name, branding, photography and written content on this site belong to Twin Tides or are used with permission. Please do not reproduce them without asking us first.

These terms are governed by New Zealand law, and the New Zealand courts have jurisdiction.
